Reservation with an unused (first) night? (bookings with early arrival the following day)

Good afternoon, 

We sometimes have the following situation - the example of which is fictional.

A guest makes a booking from 15 August until 19 August (4 nights).
However, he will not stay on the first night.
He booked the night of 15 August merely to guarantee an early check-in on 16 August.
In essence, the guest will stay for 3 nights. 

What would be best in this case? ?Especially the consideration of city tax plays here (as the guest did not spend the first night, it is not due for the first night)]
1) split the reservation and cancel the first night with 100% cancellation cost?
2) keep the reservation entirely but manually remove one city tax (mentioning this on the invoice for authority control purposes)
3) another solution altogether

Please note that depending on your region you might still have to register the city tax for the previous night even if the guest checks in early in the morning of the next day. 

The best way to handle these situations would be to keep the reservation entirely (and cancel the city tax manually If you do not have to collect the city tax in such cases). 

Another option you offered - canceling the first night and charging it as a cancellation would affect your reporting, particularly the cancellation rate, therefore it is not ideal.
